Conventional Loan

Conventional loans are for buyers who want a basic standard loan. It is designed for primary residences, second homes, and investment properties. It requires a minimum credit score of 620 and a minimum down payment of 3% to 5%.

FHA Loan

FHA and VA loans are both types of government-backed mortgages. They are designed for those with less-than-perfect credit or those with a higher debt-to-income ratio.

FHA requires a minimum credit score of 580 and a minimum down payment of 3.5%.

Refinance/Home Equity/2nd Loan

A Refinance loan is replacing your old mortgage with a new one. This can be done to reduce your interest rate/payment. take cash out of the equity, and remove a person from the mortgage. shorten or lengthen the terms of your loan and more.

A 2nd mortgage/home equity can be added to your home to get cash from the equity. Equity is the difference between what you owe on your mortgage and what your home is currently worth.

Down Payment Assistance Loans

Down payment assistance loans are available for First Time Homebuyers [FTHBI. You are considered a FTHB if you have not had an ownership interest in any principal residence or resided in a home owned by a spouse during the previous three years.

There is a minimum credit score of 640 and income limitations apply per county.

 

Mobile Home Loans

Mobile or Manufactured homes require special financing if you do not own the land the unit is on and have to lease the land or pay a Space Rental fee.

It requires a minimum credit score of 680 for 5% down payment and with
